Structural Inspection

We look at the foundation type, framing materials and check for major and minor problems visible in the foundation, floor, wall and roof framing.

Electrical Inspection

The electrical panel is removed and checked for capacity and safety. The electrical outlets are tested and the electrical system is evaluated in terms of its current condition. Upgrades and repairs are noted and recommended as appropriate.

Heating and Air Conditioning Inspection

The property is assessed for the capacity of the existing air conditioning equipment. The age of the equipment and life expectancy of the unit is considered and recommendations are made for appropriate repairs and upgrades.

Plumbing Inspection

Faucets, fixtures, piping are checked for function and flow throughout the property for leaks and life expectancy. Conditions and potential repairs are noted. The inspection includes an evaluation of laundry equipment as well as water heaters.

Attic/Crawl Space/Slab Inspection

Property is visually inspected for water damage and water seepage and structural problems.

Kitchen Inspection

All appliances are tested for operational capacity and deficiencies noted. Age of each piece is approximated as well as life expectancy.

Interior Inspection

Walls, floors and ceiling surfaces are evaluated for evidence of water penetration, fire hazards, and other problematic conditions.

Exterior Inspection

The roof will be inspected (where pitch and safety allow). Roof runoffs and landscape drainage are inspected. Steps, walkways, and balconies are checked for surface problems and safety hazards.
